Please read these Terms before using Address Context’s property research tools and community features. They explain the service’s scope, the limits of its data and your responsibilities when using it.
Acceptance of Terms
These Terms of Use govern your use of Address Context. By accessing or using the service, you agree to these Terms. If you do not agree, please do not use the service. Nothing in these Terms limits mandatory rights that apply to you under applicable law.
Our Privacy Policy explains how we handle information associated with property searches, community contributions, analytics and advertising.
About Address Context
Address Context provides research and contextual information about properties and locations, with a focus on U.S. addresses. It brings together public records, third-party data and community contributions, including property records, parcels, assessments and taxes, market context, environmental risks, crime information and internet availability.
Address Context does not sell, rent, broker, inspect, appraise or guarantee properties. It is not a property listing marketplace and does not arrange real-estate transactions.
Informational Purpose Only
The service is a starting point for research. Its summaries, maps, ratings and indicators provide context rather than a complete evaluation of a property or location. Independently verify information that matters to a purchase, lease, investment or other decision, and obtain appropriate professional assistance when needed.
Data Sources and Accuracy
Data may come from city, county, state and federal public agencies, third-party providers and community contributors. It may be incomplete, delayed, outdated, inaccurate or unavailable. Coverage and update schedules differ by jurisdiction and provider.
Address geocoding and geographic matching may not correspond perfectly to a particular parcel, building or unit. A nearby feature or regional statistic does not necessarily describe the searched property. Missing information or an unavailable result does not establish that a record, condition or risk does not exist.
Check source labels, geographic scope, dates and limitations where provided. Before making decisions, verify important information with the relevant official source; a successful lookup does not certify the accuracy or completeness of the result.
Property, Tax, Market and Environmental Information
Property and tax records. Assessments, tax amounts, ownership references, parcel details, zoning and permit information are not guaranteed to be current or complete. An assessment is not necessarily market value, and a displayed tax amount is not a statement of what you owe. Verify important information with the relevant assessor, recorder, tax authority or planning agency.
Market context. Census and FHFA data may describe a census tract, county or state rather than the value of an individual property. Address Context does not provide an appraisal or guaranteed property valuation. Market indicators are not an offer price, sale price or investment recommendation.
Environmental context. Hazard and transportation-noise information may describe a geographic area or modeled conditions rather than an inspection of the property. The absence of a risk indicator does not mean a property is risk-free. Consult appropriate official agencies or qualified professionals when environmental conditions are material to your decision.
Crime and Safety Information
Crime information may consist of aggregated statistics or geographically matched reported incidents. It is subject to differences in reporting practices, agency participation, time periods, coverage and location precision, and may not represent all crime in an area.
Crime data and community safety ratings do not guarantee that an area or property is safe or unsafe, and do not predict an individual’s experience. Consult official local sources where important. Do not use these features to profile people by protected characteristics, discriminate in housing or steer housing choices on a discriminatory basis.
Internet Availability Information
Broadband and provider information may be an area estimate based on third-party or reported coverage data. It does not guarantee service at a specific address or unit. Confirm final availability, speed, price, installation requirements and other service conditions directly with the provider.
Community / Resident Insights
Resident Insights lets contributors select a role (current resident, former resident, owner or visitor), submit ratings for noise, parking, maintenance, internet, safety and overall experience, and provide a written comment about a property. These are user-submitted opinions and experiences, not verified public records unless separately stated.
Contributions enter a pending state. The current moderation workflow allows administrators to approve or reject pending submissions, and the public review feed displays approved submissions. Approval is not verification of every factual statement, a contributor’s identity or their connection to the property. Address Context does not necessarily endorse submissions.
We may moderate, reject, hide or remove contributions, or change their visibility or status, to address these Terms, legal requirements or service integrity. We do not promise publication or a particular moderation response time. Honest criticism is not prohibited merely because it is negative. Features marked “Coming soon” do not currently accept submissions through those controls.
User Contributions
You are responsible for what you submit and must have the right to publish it. Describe your experience honestly, select an accurate role and distinguish opinion from factual claims. Do not submit:
- False or intentionally misleading content, or impersonation.
- Harassment, threats, discriminatory or hateful content.
- Another person’s private personal information or doxxing, such as private contact details or identifying information intended to expose or target them.
- Defamatory accusations presented as established fact.
- Spam, advertising, illegal content or content you do not have the right to publish.
Your content remains yours. You grant Address Context a nonexclusive, royalty-free license to host, store, display, reproduce and distribute your submitted content as part of operating the service, including presenting it alongside the relevant property and allowing service providers to process it for these purposes. This license does not transfer ownership or authorize unrelated commercialization of your content.
The license applies while the content is part of the service and, after removal, only as reasonably necessary for backups, legal retention or resolving a dispute about that content. You can send a removal request to the contact address below. This does not promise immediate deletion or removal of copies independently made by others.
Prohibited Conduct
Do not use the service unlawfully or in a way that compromises its operation or other people’s rights. In particular, do not:
- Abuse APIs or endpoints, flood the service with requests, or scrape at excessive or automated rates that burden the service or evade stated access limits.
- Attempt unauthorized access to systems, databases, administrator functions or another person’s information.
- Circumvent rate limits, access controls or other technical protections.
- Interfere with the service, submit malicious code or exploit vulnerabilities.
- Use property information or contributions for harassment, unlawful discrimination or other unlawful purposes.
These restrictions do not prohibit ordinary personal research or normal search-engine indexing that respects applicable crawler instructions and technical limits.
Third-Party Services and Links
The service relies on public and third-party sources for property records, maps, statistics and other context, and includes links to external services. Their availability, content and terms may change independently of Address Context. A link, source attribution or advertisement does not by itself constitute our endorsement.
Third-party sites, services and datasets have their own terms, licenses and privacy policies. Review those terms when using an external service or reusing its data. Our Privacy Policy provides more detail about integrated services and data processing.
Intellectual Property
Address Context’s branding, interface, original content and software are protected by applicable intellectual-property law. You may use the service for its intended research and community purposes, subject to these Terms and any permissions provided with particular material. Do not misrepresent an affiliation with Address Context or remove required attribution.
We do not claim ownership of government or public-domain data, third-party datasets or your contributions. Rights in those materials remain with their respective owners or are governed by their public-domain status or applicable licenses. These Terms do not restrict uses permitted by law.
No Professional Advice
Address Context does not provide legal, financial, investment, tax, insurance or real-estate brokerage advice. The service is not an appraisal, inspection, title report, survey or environmental assessment, and does not replace any of them. Use appropriately qualified professionals for advice specific to your circumstances.
No Warranties
To the extent permitted by applicable law, the service is provided “as is” and “as available,” without express or implied warranties, including warranties of merchantability, fitness for a particular purpose or noninfringement.
We do not warrant that the service will be uninterrupted, error-free or continuously available, or that its information will be accurate, complete or suitable for a particular decision. Any warranty or protection that cannot lawfully be excluded remains in effect.
Limitation of Liability
To the extent permitted by applicable law, Address Context will not be liable for indirect, incidental, special or consequential losses, including lost profits, lost business opportunities or loss of data, arising from use of or inability to use the service, reliance on its information, or third-party content or services, even if such losses were foreseeable.
This limitation does not exclude or limit liability for fraud, willful misconduct, gross negligence or any liability that applicable law does not allow to be excluded or limited. Mandatory consumer rights remain unaffected.
Indemnification
To the extent permitted by applicable law, you agree to indemnify Address Context for reasonable losses, costs and legal expenses arising from a third-party claim to the extent caused by your unlawful use of the service, intentional misuse, or a contribution that infringes another person’s rights or violates the law. This obligation does not apply to losses caused by Address Context’s own wrongful conduct or to the lawful exercise of your rights, including honest criticism. We will give reasonable notice of a claim for which indemnification is sought and a reasonable opportunity to participate in its defense; any settlement imposing an obligation on you requires your consent.
Changes to the Service
We may add, change, suspend or discontinue features or data sources as the service develops or provider availability changes. We may restrict access to address misuse, security issues or legal requirements. Continued availability of a feature, dataset or particular coverage is not guaranteed, subject to applicable law.
Changes to These Terms
We may update these Terms by posting a revised version on this page and changing the “Last Updated” date. Updates apply prospectively. Where applicable law requires additional notice or consent, those requirements apply. Please review the Terms when using the service; if you do not agree to updated Terms, stop using it.
Governing Law
These Terms are governed by applicable law, subject to any mandatory rights that apply to you.
